Generally, there are two types of property in an estate: Real Property (Real Estate, Land, homes etc.), and Personal Property (cars, furniture, house goods etc.).
Real Estate has a more complex process than personal property. Depending on what preparations were in place at the time of passing, the difficulty to be able to sell the Real Property might have several steps involved to legally transfer the property to the heirs and be able to list the property for sale. This could involve the process of "Probate", (having the courts approve and assign who the rightful owner(s) should be), or simply having the documents at hand that give someone the authority to sell or transfer the property.
